How to create a listing record

A listing record can only be created from a Property Record, so the User needs to create the Property Record first.

Residential Listings

When clicked, the User will be able to select if the Listing is For Sale or For Lease.

Commercial Listings

Commercial properties will have the following options:

  • For Sale

  • For Lease

  • Both (this means the property is advertised as both for sale and for lease).

Conditions for creating a new residential listing record

If there is already a For Sale Listing Record with status = Draft, Active, Withdrawn or Under Offer the For Sale option will be greyed out

If the Property does not have a Management Record that is Active (only applicable to Residential Properties) then the For Lease option will be greyed out.

However, this condition does not exist for Agents operating their own rent rolls.

If the User is not operating Rentals at all, then the For Lease option will NOT display for Residential Properties.

Listing Wizard

The listing wizard is the step by step process the User needs to complete in order to create the Listing Record.

Step 1 - Marketing

In this step the User will add the Marketing campaign to the listing record if there is one.

When a ‘Campaign’ is added, it will display in this step with each of its Items.

Step 2 - Listing

This step contains the details that will be on the Listing Agreement.

Most of the fields are the same for all countries and states, however there are a few differences based on the location of the property.

The Asking Price field will only display is the User has selected YES for Has the seller provided as asking price

This field will be required.

The Price/Display Price field is a required field and used for filtering on the websites.

It cannot have a number lower than $2,900.

The Display Text Instead of Price field is a free text field so the User can enter text for the price.

If this is left blank, then the Price/Display Price field will display as the price on the websites.

It is important to note that this field is NOT a free text field for NSW or Vic Residential For Sale listings.

Instead there is a dropdown with pre-defined options. This is to protect the agent from Underquoting.

The Listing Status options will differ based on the Type of Property and Type of Listing.
