Summary

There are multiple documents you should & must provide to new tenants moving into a rental property. Some required documents are considered standard across all states but some states have requirements for other State specific documents also. 


What is Provided to a New Tenant across all states

  • A residential tenancy (lease) agreement signed by all parties, using the prescribed form if applicable. You must provide a copy of the lease agreement before the tenant makes payment of the rent or bond.




  • Any body corporate rules and applicable by-laws



State Specific Documents required:


Queensland


New South Wales


If applicable, you should also provide:

  • A certificate of compliance for a swimming pool 
  • Notification if the premises has been listed on the Loose-Fill Asbestos Insulation Register 


Victoria

  • A Renters Guide published by Consumer Affairs Victoria must be provided
  • A written statement about whether or not the agent can authorise urgent repairs and the amount they can authorise
  • An emergency telephone number for the landlord or telephone and fax number for the agent in case urgent repairs are needed


Western Australia


South Australia


Tasmania

  • The Rental Guide must be provided
  • A copy of the Energy Efficiency Rating (EER) statement for the rental property, if there is one
  • An asbestos assessment report of the property, or an asbestos advice for the property if applicable
  • Safety information for any regulated swimming pool at the property


Australian Capital Territory

  • The Renting Book must be provided
  • A copy of the Energy Efficiency Rating (EER) statement for the rental property, if there is one
  • An asbestos assessment report of the property, or an asbestos advice for the property
  • A statement about whether the rental property complies with the minimum standard for ceiling insulation
  • Safety information for any regulated swimming pool at the property
  • If the property is a unit, a unit title rental certificate.
