How a tenant should pay their Rental Bond in NSW for a Residential Tenancy


If a tenant pays an amount of bond into our Trust Account we are required to prepare a manual lodgment and send a cheque to the bond authority.


To avoid this unnecessary step, Agents should follow the below steps so that we are able to provide the ingoing tenant with payment details for their bond to be lodged directly with the bond authority


  • Once an application is approved a tenant should be advised to pay at least their first two weeks rent into the @realty Head Office Rental Trust Account
  • They should also be advising the tenant that they should be receiving information shortly about how to pay the bond directly to the Bond Authority. The Bond should NOT be paid into the @realty Trust Account.
  • The Agent should promptly upload all tenancy information into the @realty CRM so that the HO Rentals Team can then set up the Property Management and Tenancy information. 
  • Once the HO Rentals Team has set up the tenancy details on the Bond Authority website, a link will be sent to the tenants. This will show them how to pay their bond direct to the RBO before the tenancy commences.


IMPORTANT

A tenant MUST pay their bond to the bond authority before the tenancy commences and provide confirmation of payment to the Agent before they collect keys
