Maximum Rental Bond Amounts by State
When commencing a new tenancy, the ingoing tenant/s will pay a rental bond up to the maximum amount as per state legislation.
QLD
Bond Authority: Residential Tenancies Authority (RTA)
The maximum rental bond for residential tenancies is 4 weeks' rent. The maximum cap applies regardless of whether the rent is paid weekly, fortnightly, or monthly.
Note: In QLD, bond top ups can be required by the tenant if the rent increases during the tenancy.
VIC
Bond Authority - Residential Tenancies Bond Authority (RTBA)
The maximum rental bond for residential tenancies is one month's rent. A rental provider can only ask for a higher bond when either:
- the weekly rent for the property is more than $900.00
- VCAT has set a higher bond for the property
WA
Bond Authority: Bonds Administration, Department of Energy, Mines, Industry Regulation & Safety
The maximum rental bond for residential tenancies is 4 weeks' rent. The required bond can be higher if the rent exceeds $1,200.00 per week. In WA only, tenants may also have to pay a pet bond if they're allowed to keep a pet. The maximum pet bond allowed for residential tenancies is up to $350.00 for fumigation and pet related damage only.
Note: In WA, bond top ups can be required by the tenant if the rent increases during the tenancy.
SA
Bond Authority: Consumer & Business Services (CBS)
The maximum rental bond for residential tenancies is up to 4 weeks rent if the weekly rent is $800 or less. If the weekly rent is higher than $800.00, then the maximum bond amount allowed is up to 6 weeks rent.
NSW
Bond Authority: NSW Fair Trading
The maximum rental bond for residential tenancies is 4 weeks' rent. The maximum cap applies regardless of whether the rent is paid weekly, fortnightly, or monthly.
TAS
Bond Authority: Rental Deposit Authority
The maximum rental bond for residential tenancies is 4 weeks' rent. The maximum cap applies regardless of whether the rent is paid weekly, fortnightly, or monthly.
NT
No Bond Authority
The maximum rental bond for residential tenancies is 4 weeks' rent. The maximum cap applies regardless of whether the rent is paid weekly, fortnightly, or monthly.
ACT

Bond Lodgement
All States besides NSW
In all states aside from NSW, ingoing tenants pay their rental bond directly to @realty's trust accounts. New tenants will generally pay the bond amount at the same they make payment of their first 2 weeks rent.
When paying into our trust account, the ingoing tenant will need to specify in the reference field if a payment is for bond or a joint payment of bond & rent. They will do so by stating 'BOND' or 'BOND & RENT' in the reference field of their transaction after their tenant reference ID. For example: '1234 BOND & RENT'.
This will ensure their payment is allocated promptly & correctly.
@realty will then lodge the bond with the relevant bond authority. Once we receive the bond details (i.e. bond number, amount held), we will update this in the 'Bond & Deposits' section in the Tenancy Record:

NSW
If a tenant pays an amount of bond into our Trust Account we are required to prepare a manual lodgment and send a cheque to the bond authority.
To avoid this unnecessary step, Agents should follow the below steps so that we are able to provide the ingoing tenant with payment details for their bond to be lodged directly with the bond authority
- Once an application is approved a tenant should be advised to pay at least their first two weeks rent into the @realty Head Office Rental Trust Account
- They should also be advising the tenant that they should be receiving information shortly about how to pay the bond directly to the Bond Authority. The Bond should NOT be paid into the @realty Trust Account.
- The Agent should promptly upload all tenancy information into the @realty CRM so that the HO Rentals Team can then set up the Property Management and Tenancy information.
- THE AGENT NEEDS TO SEND AN EMAIL TO rentals@atrealty.com.au REQUESTING THE NEW BOND TO BE CREATED
- Once the HO Rentals Team has set up the tenancy details on the Bond Authority website, a link will be sent to the tenants. This will show them how to pay their bond direct to the RBO before the tenancy commences.
IMPORTANT
A tenant MUST pay their bond to the bond authority before the tenancy commences and provide confirmation of payment to the Agent before they collect keys
Once the tenant has paid the bond directly to the RBO, @realty Rentals will receive confirmation & we will update our records & the 'Bond & Deposits' section in the Tenancy Record accordingly.
