From 1 July 2026, every Australian real estate agent who sells, buys or transfers property for a client is a reporting entity under the Anti-Money Laundering and Counter-Terrorism Financing Act 2006. This guide takes you from nothing set up to running your first AML verification. Work through the steps in order.
Are you an @realty employee? Your agreement and subscription are already set up in the CRM. You only need to do Step 6 (training), then Steps 7 and 8.
Before you start
- The business that holds the licence enrols with AUSTRAC, not each agent. If you trade through a company or trust, the company or trustee enrols.
- You can start enrolling while a licence application is still being processed.
- Have your ABN/ACN, business name and licence details handy.
Step 1 — Watch the AML webinar
Start with the @realty AML webinar. It explains what changes for you and how the @realty Reporting Group works.
Step 2 — Enrol your business with AUSTRAC
- Go to AUSTRAC Online and enrol your business as a reporting entity.
- Follow the AUSTRAC Enrolment How-to Guide click by click.
- When you finish, AUSTRAC gives you an AUSTRAC Account Number (AAN). This is your own number, not @realty's. Save it and keep a copy of your registration showing the exact entity you enrolled.
Step 3 — Choose your AML pathway and sign the agreement
Open the AML/CTF Reporting Group Services Agreement. You must complete this form even if you're not using @realty's service, so we know which pathway you're on.
- Joining the @realty Reporting Group (recommended): read and sign the full agreement. It takes about 5 minutes.
- Using an external provider: complete the first page only and select External provider. You'll manage all AML through your provider, @realty won't provide AML support, training or auditing for you, and the CRM won't require AML before you market a property. Already signed up with @realty and want to switch later? Use the AML External Provider Change Form.
If you chose an external provider, you can stop here.
Step 4 — Send us your AAN
Email your AAN and a copy of your AUSTRAC registration to compliance@atrealty.com.au so we can link you into the @realty Reporting Group. AUSTRAC is currently taking 5 or more business days to process additions to the group. You can carry on with the next steps in the meantime.
Step 5 — Subscribe to AMLHub in the CRM
Go to Subscriptions in the @realty CRM and add the AMLHub subscription. It's billed on the 1st of each month.
| Item | Cost | When |
|---|---|---|
| Membership, 1 or 2 users | $50 + GST | Monthly |
| Membership, 3 or more users | $100 + GST per reporting entity | Monthly |
| Seller verification | $65 + GST | Once per listing (per side, not per person) |
| Buyer verification | $65 + GST | Once per sale (per side, not per person) |
There are no setup fees. Fees are reviewed three months after the 1 July 2026 go-live.
Step 6 — Complete the AML AU training
Complete the AML AU training in @realty Circle. It covers red flags and reporting suspicious matters. The webinars don't count as training. Contact Support if a team member needs access to Circle.
Important: you won't be added to the @realty Reporting Group until you've signed the agreement (Step 3), subscribed (Step 5) and completed the training (Step 6).
Step 7 — Download the AMLHub app
Install the AMLHub ID2 app on your phone and log in with your @realty Google account. See Download the AMLHub ID2 App (Australia) for the QR codes.
Step 8 — Run your first verification
- Sellers: verify the seller before the listing authority (e.g. Form 6) is signed. The CRM won't let you market the property until the seller is verified.
- Buyers: start as soon as the offer is accepted. You can't send a buyer verification before then.
Every verification starts in the CRM and finishes with Handover in the app. Follow Completing an AMLHub Deal: CRM to App to Handover, or the Seller and Buyer verification guides.

Never tell anyone — the client, lender, conveyancer or anyone else — that you've raised a concern or that a report may be made. "Tipping off" is an offence. Raise it only with @realty.
